Why is assisted living concentrated in west and central Omaha?

West Omaha holds the largest share of the city's licensed ALFs because most purpose-built assisted living since the 1990s went up along the West Dodge, Center Street and 144th-to-168th Street corridors, near CHI Health Lakeside, Methodist and Bergan Mercy, where newer subdivisions and land were available.

For a parent in South or North Omaha, that can mean choosing between a nursing home or smaller building close to home and assisted living farther west. Waiver certification is unevenly spread too, so check the table above before touring.

Are there assisted living options in the suburbs around Omaha?

Yes: 23 more licensed buildings are in Elkhorn, Bennington, Valley and the Sarpy County cities, and Cass, Saunders and Washington counties add 10.

What does assisted living cost in Omaha?

No Omaha-only figure is published; CareScout's 2025 Nebraska median for assisted living is $76,200 a year, $6,350 a month, and local quotes vary with care level and apartment size.

Nebraska Medicaid's AD Waiver can pay for Supported Residential Living in a waiver-certified ALF for eligible residents, but not room and board, so ask every facility whether it is certified and whether a waiver apartment is open.
