Where do Omaha Senior Advisor's facts come from?
Regulatory statements cite 175 NAC 4, the Nebraska statute, or the DHHS page they rest on; costs come from CareScout's 2025 survey tables; population comes from the Census Bureau's Vintage 2025 estimates; VA, Medicare and Medicaid spousal figures come from the VA's rate tables and CMS.

What do we refuse to publish?
Anything we cannot trace to a primary source, facility details that are not in DHHS's or CMS's data, reviews and testimonials, and ratings of our own.
- No Omaha-only cost median, because CareScout's tables report Nebraska statewide only.
- No memory care median, because CareScout does not survey memory care.
- No assisted living scores, because neither Nebraska nor CMS rates assisted living and inventing one would mislead.
- No assisted living inspection histories, because Nebraska shows them only one facility at a time and we will not guess.
- Nothing lifted from operator websites or marketing material.
When is the directory refreshed?
Whenever the fetch script is rerun against the DHHS rosters (now the October 15, 2026 editions) and CMS's datasets (nursing homes as of October 1, 2026); DHHS updates its rosters through the year and CMS refreshes Care Compare monthly.
Each listing page names its source and data date, and the dates in our sitemaps move only when a page's content actually changes.
How are CMS ratings and comparisons presented?
Exactly as CMS publishes them, labelled as CMS ratings with the data date, and only for homes CMS certifies; state-licensed homes outside CMS certification appear without a rating.
When a facility page says a home's staffing is above or below the Omaha-area median, that is plain arithmetic on CMS's own figures across the certified homes in our five counties, and the page names the comparison.
How do we fix a mistake?
Send the page address and the correction to advisors@omahaseniorsadvisor.com; we can fix how we display roster or CMS data, but changes to the data itself have to be made with DHHS or CMS.
Corrections about rules or benefit amounts are checked against the regulation or agency page before anything changes on the site.
